Still if you don’t mind moving just outside of the city, more affordable properties can be found in Victoria Island, where a 3 bed detached home can be purchased for as low as €200,000. There are bargains to be found in BC but it is important to look outside of the most exclusive places, for often just going ten or twenty miles outside prices drop considerably. However, if it is a bargain that is sought after, then in other provinces such as Alberta, Newfoundland and Nova Scotia, it is easy to find highly desirable, detached lakeside properties going for as little as €100,000 and inland properties for as little as €50,000. Where else could you find comparable prices alongside such quality of life? In fact there is so much to choose from in Canada, it really is a buyers market.

If looking for affordable city property, then the city’s of Calgary, Halifax and the French speaking Quebec, would certainly be worth looking at, as these are all cities with their own distinct personalities and lower property prices. Obviously before selecting a preferred place to buy, it is necessary to find out the weather conditions throughout the year, as there are some parts of Canada that can feel unusually cold and even go as far as to shut down much of normal life throughout the winter months. Having said that, Canada knows how to function in extreme cold weather better than anywhere else in the world.

When thinking about buying in Canada, the good news is that it is relatively easy. Most provinces such as New Brunswick, Newfoundland, Nova Scotia, Quebec, Ontario and British Columbia have no restrictions on foreign ownership of real estate. However, some do limit the amount of property or land that a non resident can purchase, so it is advisable to check the rules if buying more than one property.

• If you are not attached to one particular area, so much the better as there are incredible bargains to be had within the country that are outside the main tourist destinations. However, as has been previously mentioned, it is important to research chosen area’s well for climate and local infrastructure as they vary greatly.

• Once decided on a place, the first thing to do is find a good local realtor. This is a must as a professional realtor will guide you through all the stages, from finding through to purchasing a dream home.

• Non residents can obtain a Canadian mortgage. A mortgage that can be obtained by local banks, will usually offer a ratio of approximately 65% mortgage and 35% down payment. The qualifying procedure for financing is much the same as any other country, assets and liabilities must be proven as well as employment and income information. Normally an answer can be given within 48 hours.

• Once a mortgage is secured, then an offer is to be made at which point a deposit is to be paid. The deposit will be placed in trust and will go towards the purchase price once building inspections have been agreed and the offer has been accepted by both parties.

• When purchasing a property in Canada, it is important to note that all offers must be made in writing. This is so all aspects of the transaction are properly recorded, protecting both parties.

From sports to comedy to fireworks, there is something for everyone at Prince Edward Island festivals.

The entertaining exhibitions and spirited Prince Edward Island events focus on specific PEI themes. Some festivals honor the roots of Prince Edward Island’s people and celebrate Irish and Scottish traditions as well as English and French culture through song and dance. Fiddlers and step dancers can add life to any festival. Other festivals focus on Prince Edward’s Island food – an array of local produce and shellfish.

The PEI International Shellfish Festival (referred to as the Biggest Kitchen Party in Atlantic Canada) is held in Charlottetown in September. In addition, there is the Tyne Valley Oyster Festival. Long Island Foreclosures – Why 2010 Census Found Fewer Living in NYC and Long Island

Many analysts and government officials have been surprised by the lower than expected 2010 census population counts for Long Island and New York City, and indeed, the entire state of New York. In fact, the Census Bureau itself, in its annual Population Estimates program, and the Long Island Power Authority, in its annual Long Island Population Survey, appears to have overestimated the counties’ populations, most likely the result of a steeper than expected increase in the number of residential vacancies, and a steeper than expected decline in the number of illegal/unauthorized residents.  A new Long Island Regional Planning Council report (scroll down to “reports and documents”) makes the following points:

1. In all likelihood, the Census Bureau’s Population Estimates program did not capture the sudden but widespread effect on the region’s housing and immigrant populations of the 2007-2010 economic down turn. That is, an increase in the number of housing vacancies, caused by home foreclosures and the departure of low-skilled, mostly undocumented immigrant laborers from abroad due to job declines, eluded the most commonly used survey and forecasting methods.

2. This led to annual population estimates leading up to the 2010 census that raised anticipated population counts for the region.

3. While the Census Bureau’s decennial census is not perfect and a full count of the nation’s population remains an elusive goal, it is a reliable measure of residential vacancies, and is the only survey that provides door to door canvassing.  

4. For Long Island (Nassau and Suffolk counties) the Census Bureau’s 2009 population estimate of 2,875,904 was 43,022 (1.5%) higher than the actual 2010 census count of 2,832,882. In New York City, the Census Bureau population estimate for 2009 was 8,391,881, or 216,748 (2.7%) higher than the 2010 census count of 8,175,133.

5. In the 2010 census, the Nassau-Suffolk region had a 2 percentage point increase in the proportion of total residential housing units that were vacant compared to 2000. This translates into a 26,054 increase in the number of vacant housing units for Long Island.

6. Using conservative estimates, the 26,054 increase in vacant housing units would result in a loss in the number of residents of approximately 38,556. 

7. The increases in annual foreclosure filings for 2007-20010, using 2006 as the base year, totaled 20,258 on Long Island.

8. Seasonal homes, mostly located on the east end of Long Island, do not appear to account for the increase in housing vacancies. The ten years between 2000 and 2010 saw only 405 more seasonal homes built on Long Island’s east end than the ten years between 1990 and 2000.

9. In New York City, the 2010 census found an increase of 81,954 in the number of vacant housing units since 2000. These additional vacant housing units are estimated to result in approximately 163,908 fewer residents of the city.

10.  The Census Bureau’s Population Estimates program, which doesn’t count housing units, appears to have failed to capture a decline in the  unauthorized immigrant population.

 11.  The Census Bureau’s Population Estimates program, which like other Census programs, does not ask about the legal status of immigrants, assumed that net international migration remained relatively flat between 2007 and 2009 (2010 data is not available), showing a decline of just 931 for Long Island. For New York City, the estimated annual decline between 2007 and 2009 totaled 8,037.

 12.  Using data supplied by the U.S. Department of Homeland Security, though, it is estimated that New York City’s unauthorized population shrank by 69,300 between 2007 and 2009, from 492,800 to 423,500.  For Long Island, the unauthorized population is estimated to have declined by 10,583 between 2007 and 2009, from 91,526 to 80,943.

 13.  The conclusion to be drawn is that the economic down turn of 2007 to 2010 greatly reduced the ability of the most reliable population measures to capture rapid and steep population movements among “hard to count” populations.

 14.  This conclusion is backed by a small but relevant example, the community of Montauk, in East Hampton, Long Island. The decline in total population in Montauk of 16%, or 525 people (3,326 vs. 3851) between 2000 and 2010, is almost precisely equal to the loss of Hispanic residents in Montauk of 537, a 41.3% decline between 2000 and 2010. The majority of low-skilled, possibly unauthorized migrant workers on Long Island’s east end are of Hispanic origin.

South Pacific Coast Railroad – 1880 In 1876, James “Slippery Jim” Fair and Alfred “Hog” Davis saw the potential of connecting the Bay Area to Santa Cruz via railroad – a connection that robber baron Leland Stanford and his Southern Pacific Railroad had not yet made. From Newark, the rail would wend into the Byzantine waterways of the bay to Alviso & San Jose & intermediate stops on the way to Santa Cruz – 80 miles of narrow-gauge track. This project was in direct competition with the ruthless Leland Stanford which made it a bold venture indeed. When the plan went forward, a problem presented itself in the form of two navigable waterways – Mud Creek Slough and Coyote Creek Slough. By law, the waterways were required to remain open for shipping. The SPCRR’s solution called for a drawbridge over each waterway operated by a lone bridge tender. The speck of land between the two waterways, where the rail crossed, was Station Island. The bridge tender lived in a small cabin on Station Island – the first inhabitant of what was to be called Drawbridges or Drawbridge. Fruit, vegetables, and other products of the land were shipped across the Bay to San Francisco in “scow schooners” – two-masted boats with a hinged centerboard, and a “fishermans sail” to catch the wind when the sloughs were at low tide. On October 18th 2008 Bill Shelton and Chris Pollastrini did an underwater salmon survey at Duxbury Reef. The aquatic fish attractor of choice was the FBR™ salmon trolling lure. We were running mini lights with 4 pieces of yarn going back 2 inches pass the tail. This will have them biting the yarn instead of the anchovy so we don’t have to change baits to often, and slows the spin and more wobble. We were running very short leaders which spooks them some as compared to none camera 4 foot leader trolling. We were aboard my aluminum 22 foot Habercraft boat. We were using Bob Franko (Coastside Fishing Clubs) Splashcam and Richard Pacheo Atlantic under water video camera and Bill Shelton above water cameras. Thanks Bob and Richard. We launched at Sausilito California and went directly to the Duxbury Reef buoy. All the salmon as well as some shots of smelt were taken with 300 yards of the buoy. We trolled at the bottom of the throttle at 25 feet on the Spectra on the downrigger. We used anchovy no hooks or sleaves were used and we had yarn attached to the FBR™ to simulate a hookup as the yarn sticks to their teeth. The salmon attacks came in packs up to five as well as some single attacks. All salmon were of a large size as generally expected this time of year at Duxbury Reef. We ran through 3 or 4 schools of Jellyfish, however they were no problem as the FBR™ spins through them well.
