Mls London On – The Center Of London’s Wine Country

Nestled under brick arches that support the Victorian railroad, lies Vinopolis just yards away from the newly constructed Shakespeare’s Globe Theatre in the London area of Southwark. Latin aptly names Vinopolis. The Romans once settled this area of London south of the Thames River. Vinopolis means vine city. Now it has come to mean wine center. The center opened in 1999 in what use to be a warehouse. The South-eastern Railroad Company built the original structure in 1866.

As you wander the rooms of Vinopolis, you see the graceful arches and brick vaulted ceilings. Extensive work transformed the long tunnels into a series of rooms that house the displays, artifacts, images and videos. Other rooms are available for special events.

Tom Forrest, the Tour Development Manager, spoke with us about the history of Vinopolis and its vision. When asked if the mission of Vinopolis was to educate the public about wine, Tom responded that the mission is to educate with a small “e.” Education occurs through a very relaxed atmosphere. Tom stated that the public learns through enjoyment. As a result, Vinopolis employees do not use sophisticated wine vocabulary. They are very knowledgeable about the wine they have to offer for tasting and answer all your questions.

A visitor to Vinopolis can choose among a series of tours. Each tour includes a walk through rooms that focus on wines from different parts of the world. In these rooms one finds displays of artifacts, videos and images. Each tour also comes with a number of tickets to use for tasting wines. The Original Tour offers five regular wine tastings and a Bombay Sapphire Cocktail. Other wine tours include a “How to Taste Wine” session and additional wine, beer, whisky, champagne, or absinthe tastings. A visitor can also use an audio guide. At different locations along the tour, a number signifies a number to type onto the playback device and you can hear a narrative about what is on display. The tour is self-paced. One can read as many of the display descriptions as they choose.

The tour began with displays that show that Georgia, an area surrounded by Russia, the Black Sea, Turkey, Armenia, and Azerbaijan was the cradle of wine. Archeological evidence points out that viniculture took place in Georgia about 6000 BC with more than 500 grape varietals. An antique kvevri, once used to ferment wines, is on display. These 300-500 decalitre jugs would have been buried in the ground up to near the top in order to control temperature. Next, one travels through displays of the importance of Bordeaux and Rhone areas of France.

We stopped for a twenty-minute session on how to taste wine. Our presenter offered each participant a glass of white wine. We sat in a comfortable small amphitheatre. He demonstrated how not to taste wine by quickly glancing at the wine, taking a quick smell and drinking all of it at once. We noted that he spat out the wine each time he demonstrated how to taste it. He then proceeded to demonstrate how to look, smell and taste a wine. He gave us plenty of time to follow his directions and asked us what we thought after each step. This session was very low keyed and entertaining. Throughout the rest of the tour, we noticed that many other people were swirling their wines and smelling the wines.

The tour continued self-paced through displays on Burgundy, France and Germany. Visitors then approach the first tasting table where they can choose wines from different countries to taste. The wine consultants are very knowledgeable and helpful. If you do not know what to taste, they will ask several questions to determine what you may like to try. We decided to pick a country and try a wine they suggested from that country. The tour then continued through displays on Australia, New Zealand, United States, Chile, Argentina, and South Africa. Visitors then approach the second wine tasting table.

We took a slight detour between the Argentina and South Africa displays to enter a series of rooms devoted to Bombay Sapphire. Bombay Sapphire is a distilled London dry gin. A large round table holds copper bowls filled with different spices. All the spices were fresh enough for one to smell. A hallway lined with different gin glasses led to the tasting bar. Three different Bombay Sapphire cocktails were available. We tasted the Summer Sapphire which consisted of 25 ml of Bombay Sapphire, 15 ml of vanilla syrup and some pineapple juice and the Bombay Berry cocktail which consisted of 25 ml of Bombay Sapphire, 15 ml of blackberry liqueur and topped with cranberry juice. Both of the cocktails were delicious.

The tour led us on to the Italy room, another tasting table and then on to displays about the health benefits of wine. A series of quotes from ancient times to present day make the case for the health benefits of wine. Our favorite is a quote from Dr. Thomas Stuttaford, London 1999 who stated, “A glass or two of wine a day will not only lengthen life, but may also enhance intellectual power during the extra years provided.”

The tour of Vinopolis was very educational and Vinopolis employees are very helpful and informative. As we left Vinopolis, we met a couple that we talked with earlier on the tour. They wished they had allotted more time for the tour. If visiting London in the future, consider making Vinopolis a destination and plan for plenty of time.

First, you need to do all you can to educate yourself, learn all about the various options you have to avoid foreclosure. You have the most to lose or to gain. It’s YOUR home. No one is going to be more concerned about your success, your financial survival, than you will be.

Learn the provisions of the laws in your state regarding foreclosures. How does it work where you are? What legal options do you have? How much time do you probably have?

Survey your local home market. How many foreclosed houses are on the market? Are they moving, being sold? How many foreclosed homes are for sale in your neighborhood? Knowing that will be a tremendous help in negotiating a new deal to avoid foreclosure.

Make it your business to become familiar with all of the various options, all the ways to avoid foreclosures.

Second, talk with your lender. In actuality, you are both in this situation together. You may have different goals but you share common interests. Neither of you wants you out of your house and that house up for sale in a weak market. There is a strong mutual interest basis for re-negotiating, finding something that will work.

Going to the mat and going through a foreclosure is the LAST option you want to permit. If that happens your credit is ruined for 7-10 years. The easy money situation that got your lender into their present problems is not likely to be repeated anytime soon.

Much tighter loan requirements are coming. Expect lenders to require loan applicants to have: A. Excellent personal credit, B. 10-20% cash down and C. Secure income with disposable after-tax income of 2.5-3 times annual mortgage payments.

Anyone with a foreclosure on his credit record is not going to be able to meet the requirements. It could well be nearly impossible to get a home mortgage for years into the future. This makes it imperative that you take the steps to avoid foreclosure now.

You have many options. There are many alternatives. Get started as soon as possible, educate yourself quickly, find the best option for you, and take it.

New Listings Mls – Warning To Homebuyers – Some Realtors Are Relisting Homes To Make Them Appear As A New Listing

With the current housing market making it much more difficult for owners to sell their property, some realtors have been creatively resetting the “days on market” meter for their clients on their local multiple listing service (MLS). Though many have done so out of good intentions, perhaps not realizing that this is a violation of many multiple listing services, buyers should beware and ask their realtor to take steps to ensure the home they are interested in is not a relisted property.

The targeted homes usually have sat on the market for several months, no longer attracting potential buyers. There are many reasons a home may sit on the market too long. Generally, the reason has nothing to do with the value of the home to a potential buyer. Here are just a few reasons:

• There are currently so many homes on the market across the nation. The competition and falling home prices are making it difficult to sell homes, regardless of price and value offered;

• Most realtors show clients the new listings first. That means that a truly good home will not get the same attention as it did when newly listed, making selling it even more difficult; and

• New listings can command higher prices. Once a home has been on the market for a while, many buyers and their realtors make lowball offers. Seldom do owners accept these too-low offers, leaving the home on the market even longer.

Some realtors, wishing to help their clients sell their homes, have come up with ways to manipulate their multiple listing service’s computerized tracking features. By pulling the home off the multiple listing service and immediately relisting it, these realtors do several things:

• They reset the “days on market” tracking to zero, obscuring how long it has been for sale;

• Realtors, who also zero out the property ID and tweak the address a bit, ensure that the database cannot track the home as a relisted property;

• Even if the days on market continue to track, many multiple listing services put newly listed (including relisted) properties on their “hot sheets”, making them appear new;

• They can disguise that the previous listing was at a higher price, alleviating the perceived sign of seller weakness by buyers and their realtors;

• Relisting means a seller may not need to lower their asking price, since new listings command higher selling prices; and

• The realtor is ensuring the seller gets another run at competing in the market on a level playing field, since new listings get higher prices and most of the attention of potential buyers.

All of these factors are in the best interest of the seller. Unfortunately, a false sales history puts the buyer on an unequal playing field.

The days on market alerts the buyer and his/her realtor to possible problems with the property. Though many reasons for market longevity have nothing to do with the property, some homes have flaws and issues that make them unattractive to potential buyers. It is easier for realtors to show newly listed homes than to research homes for problems that have been on the market for some time.

To protect yourself, ensure your realtor digs a little deeper when researching the newly listed homes. The agent should investigate the sales history of each home before showing it to you. A diligent and experienced realtor will know what to look for and can spot relisted homes.

Haus For Sale – How to Find a Good, Protective Working Dog for Sale

At least half the anecdotes I have from training, breeding and studying dogs are humorous in nature and this is one of them though it certainly does not start out that way.

Years ago, when I still ran my kennel, Haus Vom Brett, as a responsible breeder I decided I wanted an excellent stud dog and went searching all the puppies for sale and dogs for sale ads under German Shepherds.    

We found Ceno in the Czech Republic and brought him home to Idaho in the USA.   We drove to Seattle, Washington to get him because this would ensure he only had to endure one airplane ride instead of two.  I’ll never regret that because the water had tipped and the inside of his kennel was wet;   he was shivering and that night when he went to the bathroom, it was pure white.   The pure white color indicates dehydration so had Ceno been put on a second plane and shipped off he actually could have died.

Ceno was solid black from strictly police lines.    I had already taken great care to make sure my East German and West German dogs and pups were of strong working Schutzhund lines.     Ceno’s pedigree showed some ancestors involved in the sport but most of them had been or were currently working police dogs.

The website that featured Ceno showed him biting – really grabbing on and not letting go.    Though he was considered a “green” dog, partially trained as he was eighteen months old.  He was pure black and that is one of the most desirable colors; black German Shepherds are considered to have strong genes.    He was perfect for the standard; not bred for size or for the lower rear that contributes to hip dysplasia.   His toenails were all solid black; his ears the right size and shape for his head.   The bottom line with Ceno was that he was perfect.

Over a pretty short period of time, we came to realize Ceno had some psychological problems.    It took us a long time, but we worked through all of these.     My partner, Bryan Kriger, spent 2 or 3 half hour periods a day laying on the floor in Ceno’s run with his back to him because Ceno was afraid of us.    He was afraid of people.     When we would work him on a bite, he was as likely to bite the handler (me) as he was the helper.    We knew something had happened to him in a training situation, that it involved one of his handlers and that he needed to have his courage built.

Ceno and two other dogs that came through our kennel taught us how to build total self-courage in the dog.  A book I am writing called “Fraidy-Cat Dogs” will explain our methods in detail.

For weeks, Bryan and then both of us only worked Ceno in a way that would teach him to trust us and he had no problem recognizing our body language.    He taught us that not only was Ceno viewing our passive position as non-threatening; he was actually reading more into it and it was bringing his protective instincts to the surface.   In fact this whole process with Ceno was key in re-enforcing what we were learning from the dogs and that was to bring out or enhance their natural instincts in a manner that was productive to both the dog and the owner.

We already knew from the videos we’d viewed that Ceno could bite, so as his courage grew we started him on searching for articles and people.     One bitter cold Fall day, we were coming back in the woods from a successful search and rescue training session.   Suddenly I lost my footing and landed flat on my face in a ice cold muddy pool of water.   

Ceno was off leash and I am told he did not hesitate;   he moved quickly to lay himself across me to protect me.   He literally stretched out to cover me from head to toe.  There will be more of this in the book I already mentioned as well as in my book “The Language of the Dog,” but we’d already seen this type of behavior in other dogs.    The problem was that between Ceno’s weight (about 80 pounds) and the fact that I could not stop laughing, I might have drowned or simply inhaled a few quarts of mud if Bryan had not been there to get Ceno off me and help me up.

That day was the first day we saw Ceno happy.   No, not when I was drowning in the frigid cold mud, but when he saw me standing and seemingly okay, his tail was thumping hard on the ground, his eyes shined and he began romping around like a pup.

After that day, we were able to start Ceno onto his protection training and we had no more problems getting him to understand his job was to protect and who to protect.

Leduc Alberta Real Estate – Calgary Police Services To Consolidate Operations In New Location

Thanks to an infusion of 5 million, the Calgary Police Services (CPS) will be able to consolidate operations in a brand-new location that will comprise 650,000 square feet.  To be located in the east end of Calgary, the building will relocate personnel from 12 locations during the coming two years.  CPS closed on the purchase of what was the 60-acre Nortel Westwinds Campus in July 2009.

Ken Matheson, who is with the Infrastructure Services Division of the CPS, noted that of the 5 million investment, 0 million went toward buying the property, and million will be spent on the design and its execution on the building renovations.  Almost 7 million for the project was funded by the Alberta Municipal Sustainability Initiative.  The City of Calgary allocated nearly million.

The contract for the building’s renovation design was awarded to Stantec Inc. Mechanical and electrical work will be conducted by TYZ Engineering as well as the engineering firm of Beaubien Glover Maskell.  

Renovations on the smaller building on the west side of the campus began last September, and are expected to be complete in June.  The larger of the buildings, on the east side, will not be ready for occupancy until summer 2011.  Matheson advised that the larger building presented more of a design challenge, saying that the existing space is designed for warehousing and shopping.  When completed, the building will house a training centre, a gymnasium, locker rooms, classrooms and a shop for fleet maintenance.

A mezzanine comprising some 100,000 square feet will be a significant part of the redesign.  It will provide a brand-new second floor for approximately 66 percent of the current warehouse and shopping space.
